@nic stergion thanks for sharing the insights. I have looked at the area and yes the map shows crime but it’s on a nice street and the immediate neighborhood is decent. I am also expecting it to get better overtime as more houses change hands. Some of the other fundamentals are also strong - close to Bart, freeway and next to the school Recent sales have been encouraging. Rents are promising so numbers work. Regarding criminal checks that’s concerning and I read on another thread that we can still run background check that includes credit, etc. Also, check job history and get references so I guess there are ways to still do diligence. Having said that, yes there is a risk going into C hood at the already elevated prices. Weighing my options. Anyone else on the thread who has invested in East Oakland and willing to share their experience
