Hi BP forums, i was wondering if i don't have access to the MLS would the Redfin estimate be an accurate estimate for the ARV of a home? And what other free tools or paid tools would help? Thanks so much i look foward to hearing from all of you!

Hello Long Island BP forums. I was wondering if anyone has had any success in wholesaling and would like to share their knowledge for either a fee on a successful deal or even if anyone needed someone to shadow them and do small tasks for them once or twice a week and all I would ask in return would be knowledge of the business. I've reached out to LLC's who haven't gotten back to me so I figured id give this a shot. I learned a lot from reading the forums i just seek real world experience to make sure i do everything the right way. Anyway if anyone's interested that'd be great, I'm in the Mount Sinai Port Jeff Station area but i would be willing tk travel. Also if anyone has any advice they believe would be helpful id love to hear it. Thanks a lot for everyones time!

Hi, I was recently watching videos on flipping houses when I came across an idea I hadn't seen before and I was confused on how it worked. Instead of getting a private lender to step in this guy said he makes contracts for homes and simply takes over the sellers existing mortgage. He also says that he puts in clauses so they cannot come after him. How exactly does this work, and is it a good idea? Thanks in advance! heres the link to the video
