Post: How does Standard Deduction change affect which debt to retire?

With the increased Standard Deduction for 2018 I'm not sure if I should work towards retiring my home's mortgage, or one of my rental properties. The difference between interest rates is at most 1%.
With the tax changes it looks like next year I will opt for the standardized deduction rather than itemizing my taxes. I had planned on paying off one of my rental's mortgage with the highest interest rate. Which is 1% higher than my home's mortgage rate.
Starting to rethink if that is the best move. Has anyone else has given any thought to this?

Post: Non Warrantable Condos - Change in Value

Any Condo investors out there have any experience to the change in value to a condo unit once the building become non-warrantable? Following the laws of supply and demand the units should be lower in value since fewer individuals will be able to purchase a unit in that building. Right?
I currently own an rental condo in a building that went non-warrantable after I purchased it, and I’m considering purchasing another unit in the same building. The units coming up for sale in the building don’t seem to be priced to reflect the fact that buyers can’t get a Fannie/Freddie loan.
Was wondering if anyone in the community has does any research on this that I could use when negotiating a purchase price.
Thanks,
Jared

Hi Daniel,
I've been employing a similar approach in Uptown over the past couple years. The inventory is pretty tight here as well. But if you can find something I believe there is much more upside for appreciation vs. the other neighborhoods you're looking at. There is a lot of pockets of SRO's and low income housing in the neighborhood so be mindful of that when looking. If you can find something rentable near the new Wilson stop you really can't go wrong over the next couple years.

Hi Eric,
I am an Uptown resident and own a couple of 1 bedroom rentals here. I'd be happy to meet up for a coffee and compare notes sometime.
