I have used Legal Zoom for my last couple of contracts. Bigger Pockets had a previous built lease that had some very strong clauses in it such as the smoking policy and turnover of keys. You should be able to dig it up in the resources. I have been working on adapting one of my own that includes clauses from the state specific Legal Zoom contract with Bigger Pockets but have put it aside as my current lease (Legal Zoom) has not caused any problems for me. Eventually when I get bored I'll start plugging away at it. If you decide to draft your own I recommend a real estate lawyer take a look over it might save you a couple thousand for a hundred.

Zestimate is looking at the entire zip code and general market trends in populating that number. I would like to say they are ball park figures at least here in SoCal. For New Jersey it could be a totally different story, is it close to rail way tracks? What are the houses like in the neighborhood? Look at the sales history towards the bottom of the house's page? Is the growth in price warranted for that area? With it being nearly $183,000 difference between the list price and zestimate there is a reason that house is priced that way either an under lying factor such as zoning, un-permitted work, excessive localized crime, or could be a thousand of other variables. I recommend talking to a real estate agent and have them send you over the MLS listing and read the notes and if they are willing a comparative market analysis. If you are close by take a drive by the property. Would you pay $283,145 for the house?

@Deanna McCormick that is what I thought of first thing. If you have no need to keep the property pull anything from the house that might be reused such as antique light fixtures or furniture and sell them to a local dealer. Then have the fire department light the house on fire for some real training, kickback, and watch them work. By doing this you are sure to have the interest of the local politicians and likely a few influential individuals in the area that may foster a resourceful relationship. I am interested in seeing pictures if you light your house on fire!

Refrence the servicemember's civil relief act on the exact provisions that would allow her to terminate a lease. Section 535.
