Have you tried homepath.com? Seems like there's still quite a lot of foreclosures in Florida.

Maybe I'm missing it in there, but where is general maintenance like painting, carpet, plumbing etc? My building is older and hadn't been maintained well but I'm spending 10-20% of gross rents on that depending on how many units turn-over.

I've been dealing with a property much like this that I bought last may. 20 units built in the 30's using boilers for heat. Landlord paid heat and water so I'm paying very high gas/water bills.

So I can tell you Joel is pretty much right on with the 60-65% expenses. And I can give you a good educated guess on why the water bill is so high. Leaks and lots of them. The boiler pipes are old, corroded and leak and insulated in asbestos to boot. We started with just the leaks we could see in the crawlspace and attic and now we're on to the ones behind the walls and ceilings. With each leak fixed there's drywall and repainting.

Don't get me wrong, I'm glad I bought this particular building. Its in a perfect location and rents very well and I bought it for a good price. Eventually as we fix it up and raise rents I think ill be very happy I bought it.

I just want you to understand you're likely buying yourself a lot of issues in the near term.

I've gone from 0% to 75% allocated to real estate in the past 4 years. I consider this very aggressive but considering how good the deals were I felt comfortable doing it.

What kind of retirement account is it? You may be able to borrow against it or self-direct it.

Hi Joe and welcome to bp. I'm up north of you in Rome. I'm still seeing plenty of deals here although it's nothing like it was 2 years ago. The hedge fund buyers seem to have fairly strict criteria and since we're an hour from Atlanta they don't make it out here. So you can try some more outlying areas. Just make sure unemployment rates aren't too bad.

They also don't seem to like older houses where the rehab can be more complicated or odd configurations like a 2Br 2 ba.

Also be sure to check how many properties are offered for rent where your looking. Some areas are flooded with rentals.

Welcome Danny,

I'm an investor over in Rome to your west. I briefly owned and the flipped a cabin in blue ridge so I know the area pretty well. I would stay out of the mountain towns though because vacation rentals are just too hard to cash flow. Probably some great further out Atlanta suburbs near you. Look for low unemployment. Our area is just starting to recover.
