Is there a software like rentredi or cozi that anyone recommends for managing commercial spaces, specifically brick and mortar type units?

I am sure any of them can work just fine for any style unit but if anyone uses one that seems to accommodate commercial tenants a little better as well. Let me know!

@Bryan Potter the place looks awesome!! Did I see that correct, renovations only cost you $8,000? That’s awesome!

While I don’t know comparable comps for Knightdale, one place you could post it for rent is the Raleigh Places for Rent/Sale FB group. I have attached the link, it’s ran by @Tiffany Alexy and always seems to have people commenting/asking to rent the places! Might be a good place to start.

@Artem Lopatchenko congrats on the purchase! Are you moving full time into managing that business? I would love to have a conversation with you in the near future about what you are looking for in potential investment properties, I may be able to help.

My current position will be transitioning me from salary to 100% commission here shortly which I know will effect my access to bank loans but what about refinancing? Could I still BRRRR properties by using private financing to buy, and then refinance with a bank loan after renovations or will banks make me wait 2 years for that as well?

@Gervon Mesidor have you already agreed to these terms? I would try to renegotiate down to $1,000 stating you do not have $5,000 to put down, your money is wrapped up in other flips, renovations, etc. Depending on the situation and how comfortable you are with the sellers, maybe explain the situation and that you simply do not have the money to do that right now, but if they would accept a lower deposit than you can for sure close by such and such date. Build confidence in your ability to follow through with your actions and they should hopefully work with you if they trust you!

@Justo Martinez what is your target investment? If you are looking at a duplex, triplex or quad, I would definitely utilize that fha to ensure a 3.5% down payment IF you plan on living there, if you run your numbers right and put some sweat equity into the property, the cash flow could provide a sufficient return that will allow you to earn that money you invested back in no time. Single family home? Conventional route is the way to go, you can still do a low down payment (as low as 3%) if you plan on living there and renting out the rooms!

Insufficient funds is the hardest part about starting out, I am running into the same problems but what’s worse is never starting, so get out there and it will all work out!

@Alex Presnell do drain pumps make a lot of noise and could I do one for both the shower and toilet? I am looking into adding a bathroom in my basement and want to do one for both the toilet and shower (both will be new installs)
