Thank you.  I am having an inspector look at the property this week.  If all is "decent" I'll make an offer.  I saw the property today and there were a few things I need to verify.  The biggest being the basement is wet.  Could be an issue, or not but I want someone who knows about these things to tell me.  I'll let you know what I do.

I am brand new (underline brand new) to real estate investing.  This house is in a quiet, older neighborhood in NE Ohio.  It has been on the market for 5 months.  They have lowered the price, but my offer will be way under what they are asking (asking 59, my offer is 46.5).  Is this worth my time or should I just move on to the next deal?  JLO
