Hello BP - I am looking for a new property manager for a duplex (2 x 3bed/2bath units) located in Rumford. 1 side is rented, the other side we just moved out of is currently vacant. My current property manager has been pretty useless during this transition and somehow the unit remains vacant. So its time to switch! I've looked into Lyon property management but wanted to hear others as well. Thank you!

Title says it all. I recently purchased a 6 acre, ready to build plot in south county RI and am looking for a home builder to discuss construction of a modern farmhouse ranch style home. I've met with 1 thus far (Eric Posillo) who seems great, but I want to do my due diligence. Thanks for any help BP!

I have 2 cats and a dog I share with my wife. Since we moved in together in in 2015 up until we purchased our first home in 2019, we reported 1 dog and 1 cat every time. 1 extra cat in addition to a cat and a dog does literally 0 extra damage to an apartment unit, at least for us. I don't think them doing this means they're going to necessarily do other things that violate the lease.
If I had tenants that did this I would not do anything until the next lease renewal, then adjust fees accordingly. Do you really want to *evict* a tenant, and go through that entire process, all because of 1 cat? That seems quite excessive to me both morally and from a strictly financial standpoint.
Put it this way, the cost of eviction and missed rent along with vacancy has to be significantly greater than what 1 additional cat would ever do.
Just my $0.02.

Also of note is your homeowner's exemption isn't on there for this year. I'm guessing it was only on the first one because it was from previous owner living there and you have it as a straight rental?
No its because I moved out in january (i'm assuming). I noticed that too.
