The reason I don't move to a corp status to get out of the AMT is that the LLC allows me if needed to go back and capture tax's paid 5 years back in the event of poor years.. So for me personally when 08 HAMMERED US lenders I wrote off a bunch of bad debt took the loss's then went back 5 years and systimacally got almost every dime I paid in income tax's back to me so I was cashing 6 figure checks from Uncle for a few years.. came in handy in those dreaded years of 09 and 10.. so for that reason alone I keep my tax status were it is and pay my AMT... Just in case we have another melt down and I need to go back and grab tax's paid. But that's me and my comfort level.

  Hey just down the 1 5 from you in Portland.... I wrote a little e book for foriegners on the do's and don'ts of buying mid west or low end rentals.. I would be happy to share it with you.

There are hundreds of Turnkey operators in the US that sell ready to go investment SFR's and 20 to 40 markets to consider.. shop and compare.

However in my humble opinion buy the best you can... lower price does not necessarily make it a great deal... There is a happy median try to find it.

Have you seen or heard of hedge funds buying SFR's in your area... Homes4rent made a run here in Pdx for a bout 6 to 12 months also over in Vancouver WA... then abruptly stopped buying... One of my good friends made a nice living brokering their deals for that period of time.

  lack of state income tax does not matter to a CA investor they are taxed in CA.

but it does help TX... Although its really somewhat misleading as your taxed in other areas that make up for the lack of income tax... Especially with sky high RE tax's  so renters make out they pay no income tax and no property tax.. good place to be a renter.

The property tax issue in Texas is one reason that the median price is so low along with limit less land to build on... And super cheap construction prices.. pretty hard to have values rise when you can buy brand new homes all in for 100 a foot in a major metro area and many times much less.

However that all said we enjoy what we do in Texas we just don't buy and hold...

  Well there is a benefit of Hedge activity you got to move 2 properties at what I assume is a profit.
