seems like Dans response maybe, should, probably be sent over to the marketplace. For me personally I have been around 3 companies that were in Assisted living that Tanked spectacularly and the Investors in the pooled or LLCs got wiped out... Ken Harter here in Oregon is a prime example. The largest bankruptcy in Oregon History and all assets were assisted living throughout the US.

Ali is correct when you own an asset yourself you have control. Control be is passive or active is important since you have no liquidity per se in a fund. Even though in the stock market your funds are managed but you can push a key stroke and sell... ( liquidity) if you own an asset in the entirety you can sell .. If you are in a managed fund or PPM you have to adhere to someone else's liquidity events.. It really boils down to the Operator though if your going into a pooled fund plane and simple.. Just like owning property out of state boils down the the PM those are your critical players.

Anyone have any comments on PIV good or bad.. and how they help investors. Or do they just promulgate those who pay to advertise with them.

Are they objective as a Journalist or just for hire..

Be curious to hear what the collective wisdom thinks if anything.

I always re plumb the house from the street in. Its the number one problem with rentals. mine as well take care of it up front.

K Marie I think assumptions on SFR's are extinct.. I have not heard of one since the 90S does not mean it can't happen.. but banks are looking to make fresh fees on the new loan .. I bought my home in the Napa valley in 92 on an assumption.. We were going through the crash of 89 to 95.. seller was in default it took me 8 months but I go the house for 5k down and assumed the loan.. the country club transfer fee was 10k so I moved into Silverado Country Club for 15k total out of pocket I was pretty proud of myself... In Hind sight though I sold my Palo Alto house because it was going to be 500 a month negative... I could have swung both no problem. I only owed 300k on that the Pali house.. so left a few buck aroos on the table there. But hey it all worked out

problem with that is most of the lower end tenants do not have computers at their homes they may have smart phones but.. collecting rent in that space is a tough

Please do not take offense however based on your questions I think you need to educate yourself on this whole bizz before you leap.

As Wayne says seller carry back for double the wholesale value has been going on for years and years.. And it has all sorts of variations.. Like sweat equity.. I had clients that were buy Detroit houses for 2k and selling them on contract for 30k never looking at them never meeting the buyer... The hopes was the buyer would fix up the house and stay there because its cheaper than rent and they can pilfer components from the houses right there on their block...default rate is right at 90% within 3 years.
