I have a large one bedroom apartment that I'm getting ready to lease in Ohio. It's large enough to where it has a third floor (unit entry is on second floor) that is quite a large space and can accommodate an additional bed. However, per code, it cannot be considered a legal bedroom because lack of egress out the window. I have two unrelated individuals / friends who want to Lease, I don't know whether they are a couple or not. Does anyone know if I am able to allow both on Lease? Any guidance is greatly appreciated. Thank You!

Great comments and thank you for the responses!! I had debated about getting in the middle of it and sending a letter to the delinquent individual saying that I was aware of the situation. However, because I have no proof that he isn't paying the rent, I don't know if I can submit information to the credit reporting agency. I assume it's probably best to just transfer the lease into the new tenant's name with the respect to all individuals agreeing (including the no-pay individual)? They have agreed to renew for another year which is great!

Also great question Steve. I tried to find that information before but couldn't seem to locate it for the zoning occupancy. I assume if it's not listed then there is no limit? It's rather close to the university so my original thought was to go with the number of bedrooms as a max.

So I have been leasing my rental home to a group of 4 young professionals for about 10 months now. They have been paying on time but for the last two months, one of them has not been paying the rent. They have however as a group been paying me the full rent which is great. The group would like to allow this individual to stay until the full year is up so he can find a place to live. However, they do have someone additional that would like to move in and take the place of the delinquent renter which would be five individuals in the home until the end of July. Has anyone had a similar situation and is it best to leave it to the group to work it out? I live in Ohio so not sure if legally, it makes a difference on landlord rights. Any thoughts are appreciated.

Johann- that is a great idea to check the difference between the double pane and low-e window! I am curious to see what the "true" temperature difference is between the two on my end. I was told that one of the windows was low-e and those that I will be ordering are labeled as "efficient" but not considered low-e. They are double pane though.

Thanks to you both for the reply! Currently, we aren't required to provide low-e windows so I agree with both of your comments on keeping the dollars. There are probably other things I can do with the money that would help create more value for the property and the residents :).

Thanks everyone for your feedback! Some great points and I will have to determine whether the windows are double pane vs. single pane. I assume double pane but worth the check!

I have a duplex, currently live in one side, and need to make a decision on a window purchase. I received a quote to use regular windows or for an additional $1,150, to use low-e + argon. I am debating spending the additional money to include in the 16 new windows and would like to get some opinions on what other landlords are providing in their units. Are low-e windows worth the additional money and could they be used as an "amenity" for the property when advertising the units? Is this something potential tenants usually ask for specifically? Any feedback is greatly appreciated!
