Excellent, all great books. And I have read many of them. The author I have recently rediscovered is Orison Swett Marden. He founded Success magazine over a century ago. A Horatio Alger story - parents died at an early age, abused as a child, worked his way up to become a success, achieved a law degree and Harvard medical degree at the same time. His most famous work is called "Pushing to the Front". You can find the free ebook copies online. I recently found a book called "Real Success" by Ken Shelton which is based on the writings of Marden. I have not been so taken by a book in years, similar to when I first read "Think and Grow Rich".

Expert, just wondering what software you use to manage your marketing letters, etc? Sounds like good advice, all way round. And what is SEO, probably simple but not coming to my mind.

Great ideas! Thanks for the responses. I love these forums, people are so willing to share their knowledge and experiences.

I first tried marketing to Prince George's County, Maryland, next county from Washington DC. I got a few replies, but they all told me they were inundated with other investor marketing postcards. There are at least three REIA clubs in the area. So, my instincts are to go against the flow, not follow the crowd. So, I'm going to look to more rural areas, away from the massive investor crowds - closer to home.

I am looking for marketing ideas for the investor on a budget. Right now, until I get my first deal and some positive cashflow, my budget is tight. While I don't have a lot of free time, I have more time than discrecetionary money. I have purchased lists, mailed postcards to absentee owners, with hardly a call back. Seems this market is hit hard and often. I am thinking about courthouse records and mailing to estate attorneys. Any ideas?

So. noobdog and Ryan, what contingencies do you use in writing a contract with a motivated seller? Ryan you mentioned some. You have to have something in there that at least will allow you to assign the contract, right? To be honest with the seller, don't you have to mention that you want to assign the contract or you simply don't mention that at all? Would that likely spoil the deal?
