I have my first opportunity to invest in a multifamily, the units are about 35 minutes from me. It's an all brick 4 plex. I can't tell from my phone if it uploaded analysis.
I cant figure out how to upload analysis but here it goes:
Sale Price 120000
4 units each rent for 485 ( currently 3 are rented)
All brick 8 beds 4 baths
Real Estate Taxes 1600
Insurance 1000.00 per year
Cap ex:10%
Vacancy:10%
Repairs 5%
Estimated cash flow thru anylsis 566.71
I will be putting in updates with my own money.

Hi, I am a new member from Harrodsburg, KY. I am looking to invest in single and multifamily homes in central KY. I currently have 1 single family I'm rehabbing, One under contract, and a commercial building in my hometown. I am glad I found bigger pockets as it is packed with knowledge.
