Hi all, I'm new to long-term rentals and I need to know what the market rent would be for 3260 Kinard Street, Pensacola, please? (I'm looking to get a market rent for 4 bedrooms.) One thing to be aware of is this property is right beside a Naval Airport runway, so jets come and go. Potential renters could be Navy personnel.
Which sites did you use to come up with your number?
How would you adjust for runway noise?
What would you rent this out for?

Calling all Spreadsheet Nerds/People: Do you want to check out/edit my STR Deal Analyzer? If you do see any issues, with the amounts I put or calculations, please let me know.
I'm hoping to make this a solid analyzer.If you can find any issues with it, please feel free to update it or let me know and use it yourself. It should be editable.
(For those wanting it use it, please use at your own risk, I'm not saying this thing works just right yet.)
I'm finding it hard to make numbers work on most properties and I suspect it's the spreadsheet. I just tried to put realistic expenses in there. The main problem is me inputting getting accurate Occ Rate and ADR numbers, but that's not a spreadsheet issue, that's a data problem.
(If this ever helps you and you have a deal would like to share with me, please let me know.)
