@Christopher Phillips, thx again for your reply. One last question, going back to my original question how do you apply that model to a price evaluation...once you know the cash flow? Thanks, I appreciate your time.

@Christopher Phillips, thx for your reply. So do you mean the GRM? I find these to be so inconsistent even in the same neighborhood. What other cash flow models do you mean? thx

@Greg Dickerson, Hi Greg, I know what the lot will cost, I have a decent idea of the building costs (my client has a better idea of course) we'll probably finance the permitting period with hard money and a little seller carry (there's some rental income coming in as well to offset the loan pmt) and take out both with a construction loan once permits have been issued. And complete the project, i'm pretty sure on the ARV as well. Since I've never done new construction I'd like to have a good Idea of the costs and return of the project.

Thx Jared, it's for a client. He's an experianced developer so he knows his costs pretty well. I am just looking for a simple calculator that I could plug in basic costs like Loan amt (whether Hard, private, or seller financing, or a combo) basic building costs, holding costs etc. and ARV numbers. I'm suprised I can't find one, they have one for almost any other scenario. Any ideas? thx
