As to getting started.

Think of it this way. There is no perfect deal. What you do not know you do not know will tend to stay that way until you make a move. Certain things are just hard to see until you are in the market.

I take it you are looking to buy and then hold as a rental to university students.

Do you have skills when it comes to rehab work or other things that can be applied to a home you might buy?

What do you think is the one things stopping you from pulling the trigger? :shoot:

Have you joined or at least attended a local REIA meeting where you can rub shoulders with other RE investors?

I have family south of where you are. Close to the DE boarder. Maybe the next time I am in the area we can meet up for a coffee. We can share stories about how our deals are coming along.

Sounds good, thanks John. I personally do not have any skills in rehabbing but my father has friends who rehab for a living. I have not attended any REIA meetings yet. That's a good idea and I will start looking for some in the Phila. region. In answer to your question about pulling the trigger, I would uncertainty is what's holding me back. I want to be able to know a deal inside out and minimize risk as much as possible. Thanks again for your advice and whenever you're in town give me a shout.

Im a graduate from Temple University and I currently reside in NE philly. I have a fulltime gig w/ a bank in Center City area making 60k. i have no debt [paid off school loans] and a credit score of 750. currently, I do not own any RE. I am looking to start investing in the Temple University area b/c there is a major shortage of student housing. Plus there has been much development in that area and it borders w/ lower kensington & Northern Liberties which are all areas that are booming right now. I've been looking @ that area for over a year and i've watched prices quadruple w/out making a single move. I need assistance on finding the right deal and taking action. I feel that if i'm any more complacement all the opportunities will soon run out. Please advise
