I did mine through self study (before internet) but I would recommend you take the live classes. You get a lot more out of live classes with live interaction. Just my opinion.

I love the architecture there. I walked a tour of homes through the area many years ago and was excited to purchase a reno project there. I was a little reluctant due to the neighborhood. I was transfered shortly after and never purchased anything there but if I was closer I would conciser it. I hope the area turns for the better. Good Luck

The best thing to do is to figure out how the numbers work for you and make that your offer. If the seller takes it great if not move on to the next deal. Don't get attached to a deal. Only accept the ones that work for you. There are plenty of deals you can find that will fit into your criteria if you continue to look. Good luck.

Not necessarily top five but very important:

Know your state landlord/tenant laws better than your tenants.

Make sure you have adequate (and then some) liability insurance.

Maintain proper legal holding entities.

Don't try to go it alone. Network with local landlord association.
