Quote from @Andrew Postell:

@Joanna Miller strictly speaking, if you own and occupy your own primary home in the past 3 years that means you are not a "First Time Home Buyer".  But if you are asking "can I get a low downpayment loan?" - then yes.  Well, "low" being a little arbitrary I guess but 3.5%-5% down.  And there are some "Downpayment Assistance Programs" that will provide monies to people even when they aren't officially a "First Time Home Buyer".  Now, these questions and your scenario should really be reviewed by a loan officer. Do you have a loan officer by chance?  Or a real estate agent?  You can even ask them who they would recommend as a loan officer.

Hope all of that makes sense.

 Thanks you

Joanna,

Looks like you are in Florida so you are in luck, Florida offers Home Town Heroes and if you are working in Florida as an MA you qualify for 100% financing. I am in Florida as well in Pinellas County and now is a great time to start looking rates are dropping and home prices in some areas have come down from sitting on MLS from 2023 going into 2024.

 @Jason Wray

when can I give you a call?

Quote from @John Karg:

Hi Joanna,

There are plenty of programs for first-time homebuyers, including many with low down payments like 3% and some even offering 0% down. Your eligibility for different programs just depends on your income and other factors. Feel free to reach out with any questions!
