@Dimple Gajra I am a local property manager and investor in Cape Coral market as well. There is not an issue with flooding in this area. There are areas in the city that are in flood zone but not the whole city. None of my personal properties are near or in flood zone areas and do not require flood insurance. NE/NW areas are more inland and less floodzone probability.

@Tammy Skeath then you should be good to go, you just have to notify the tenants of what procedures they may have to do to start the service in their name etc and notify them with reasonable time, I would give them 30 days just in case.

@Tammy Skeath hi Tammy, I am a local Property manager and have dealt with this on one of my personal investments. Does the leases specifically say that water is included in the rent?

You would use your LLC name and LLC checked is correct and use your EIN #. That is how I have mine for my properties I have in an LLC. I am a property manager and would advise my clients to do the same. If in doubt ask your accountant and they can answer based on your case.

Nice, gotta love the hustle. Good for him reaching out and asking for mentorship. I would use him as you would a VA. Maybe have him work on networking calls for you. Calling prospective clients and scheduling appointments for you etc.
