What are you looking to do on the SFR? An actual ADU or SFR to duplex? You will have to get entitlements changed (zoning changed), unless you are already on a 2-4 family zoning lot, or within an area that has that around it. You will have to go through that process with the city. May take you 2-4 months or 6-12 months to get that approved then starts the process of permits for building approval (same timeline), and then you will start build which will be about 6-8 months or less depending on size etc.

The hardest thing will be zoning regs for the city and change, and Orange County cities will be harder than lets say a city way out on the east end of San Bernardino County.

Peter, replying to your message my idea is to house hack. Buy a property, live in it and rent the remaining areas (ideally more than one unit). I was looking for properties and realized that price difference between 2000sf home and 1000sf home is not that much in OC (keeping a range of 15-20min from ocean) since the land is the most expensive part of the equation.
Would make sense to buy a 2000sf home with the right layout, split in half (one sharable wall) and build a second kitchen? That was the reason for the initial question.
Regarding the issues you mentioned with permitting. I guess the plan above could work, but would be beat to apply permit for ADU and not duplex, correct?
