Hmm, so if I am understanding you correctly Ziv, forcing appreciation through updating and repairs is not necessarily a sure thing. Is that correct?

Thank you for replying. Sorry about the unclear nature of my questions; I suppose that just means I don't quite understand the full process yet. I think, however, both of your responses together answered my question concerning the timeline of buying a property, improving the condition, and getting it to generate income. If I understood correctly, repairs can happen before tenants move in, which increases the holding costs but may allow for you to raise the rent, and/or repairs can be done with tenant living on the property. In the latter situation, would you also raise rent after repairs are complete?
I'm am hoping to do some cosmetic repairs on the properties I invest in in order to force some appreciation; I am wondering how to account for actually making them? Does this extend holding time and therefore affect the amount of cash flow? What if there are tenants living in the units? Do I have to wait until they leave?

I am new to the investing world and I am still working hard to educate myself. I would like to find a job that might teach me skills related to buying and/or owning real estate. I've been considering Assistant Property Management in order to learn the ropes a bit better. Is this a good route to take? Are there potentially better ones?
Yes Belinda, I did find the Beginner's Guide to be very helpful. It was precisely what I want looking for...something to lay it all out and give me good leads for further reading.
