The seller should fix the items but instead my agent is working on having the seller take care of the closing costs, we are still in negotiations. As far as renting out the home, very good idea! I will look into that, just hope tenants will accept the home as is for a while or at least permit home improvements while living in the house, if that's possible.

Awesome question!!!! My earnest came out to $1000 and a few repairs are needed to get the house up to code which include , servicing the HVac, supply piping in the crawl space is leaking, no GFCI and a few areas that need insulation. And that's just amongst the other things that needs fixing but those are the immediate focus.

Hi everyone! This is my first post ever, listening to the pod cast for almost a year and reading forums, I was still stuck on pushing forward and taking action. But with the help of the BP community I finally said Let's do it! Found a property in Dallas , Tx, put in an offer and won the bid, thanks to my amazing agent and loan officer. The only thing is that , my lease isn't up for my current apartment! And I have no one to take over and no money to break the lease! I really don't want to back out of this deal because I see it to be a really good first deal but I feel like I jumped the gun on this and have no choice. Complex doesn't allow subleasing. Closing cost is around my budget but the inspection came back and There's fixing to do immediately! What should I do? Please any suggestions would be extremely helpful! Thanks guys!
