I agree with James on this regarding the minimum being around 10% in my Ohio STR market (Hocking Hills). At this point we've had years of comparable sales in the area inflated with the "business value" baked in since many of the homes are used for this purpose once you get outside the city limits.

Get into the growing Hocking Hills OH market at an affordable price! 5 million visitors per year enjoy the amazing hiking with beautiful rock formations and waterfalls, winery/brewery scene, canoeing, campfires and hot tubs! 45 minutes outside of Columbus and a few hours from Cleveland and Cincinnati for the perfect getaway location ALL seasons!
