I have my eye on a few "investment properties" that are really just rat holes - i am reading a lot about appreciation and cash flow but am worried about excessive repairs, class of tenants, and depreciation for these. What are some of the signs I should look for in low-end properties?

This is my first post after a couple of weeks of reading - I have found tons of info on every aspect - great resource but steep learning curve.

Looking for some tips on investing in Youngsville and Lafayette, LA. The oilfield is way down but it doesn't seem to have affected the local economy much thus far because of the economic diversity here now. I am kind of overwhelmed trying to learn enough about each strategy to make a decision on where to focus, what are the best strategies to focus on in this market?
