This would ultimately be a new construction. I assume that I'd build out the "shell" with infrastructure at the ready for whom ever would want to lease the space to then build out as needed. 

If there were $40k "extra" a month, that'd certainly help the numbers!

I just have a quick blanket question for you Commercial landlord folk.

I have a project that I've been working on that may require a little commercial at the street, while the bulk of the parcel will be a multi-family type of set up. I'm trying to keep the cost for the residential part fairly low to rents can be affordable for people.

Having the commercial aspect could help offset the overall cost of the development. I'm very unfamiliar with commercial things and don't know what an average lease would be for a couple units (like a Starbucks or Chipotle) or maybe even a small store, like natural grocers.

Thoughts?

Hello Biggerpockets! 

We're quickly approaching the holiday season! I hope everyone's ready!

I'm looking for suggestions on navigating the off-market, seller financed world. I've been working on a tiny house community development for nearly 2 years now. I've gotten a seed investor and potentially working with a REIT for more capital. Does anyone have experience in nailing down potential owners who dont know they want to sell their land (yet)?

Ideally, I'm looking for 4 - 20 acres that could be easily rezoned to a Planned Unit Development (PUD), with utility services available and within 30 minutes of Denver.

I've looked at Reonomy, who supposedly specializes in "off-market" deals, but they're crazy expensive and their results are seemingly random pieces of property that may or may not already have stuff on it.

Thoughts?

I've been working on aligning myself with places like the Tiny Home Industry Association, a tiny house inspection and certification company like Bildsworth International and even a Real Estate Investment Trust management company. All of those are all working on various aspects of the issues with tiny houses. I'm focused on the "where do we put them" issue. 

All of us together will forge this movement into a full-fledged industry!

How'd that "software" work out for you? I just tried based on this thread. It's a doctored up Excel Spreadsheet. Plus, holy Jesus Christ, the refund process is a nightmare!

So, here's the skinny. I might be putting the cart before the horse here, but I know at some point I will need to build a team when this goes the way I think it will go.

I'm an electrician by trade and a tiny house enthusiast. Up until about 18 months or so ago was I ever interested in my own business, real estate, or being involved in government affairs. But here I am, doing all 3 of those. I'm building my own tiny house (https://www.instagram.com/tinymeraki/) and I sit on the board of directors for the Tiny Home Industry Association. There are 4 things that I hold the most passion for. Renewable Energy, Electric transportation, Regenerative Agriculture and Simple/Sustainable living. My biggest passion is with movable Tiny Houses (THoWs). So much so, that I launched Life Size: Tiny Communities in 2018 as a method and means to solve the primary problem in the tiny house movement.

Tiny houses struggle because cities and counties dont know what to do with them. It comes down to people just not knowing what they are, and what they are not. Sitting on the board of THIA, we will help to provide a better definition. In the meantime, I am looking to create a platinum, premier pilot community to serve as a template for tiny house communities nationwide. I envision it to work like an organic community but still have the form, function and feel of a more traditional style "sub division". Once I'm able to have a working model, to prove tiny houses are an attainable, viable and free-market solution to the housing woes that afflict so many people, I can scale this.

I hold the passion and massive connections in the tiny house movement. What I will eventually need is additional know how in the real estate world. There have been a few tiny house communities that have popped up. But they stop at the one. I do not intend to stop. Not until tiny house demand has been met!

I hope that provides a little more insight to what I'm attempting to do.

The one I'm working with just launched and for now, they're taking a debt stance. They specifically told me my project will be the first they fund after they hit the goal. We've even started discussion on what the terms will look like.

It's fairly exciting of an opportunity to partner with them. Now, they just need to hit the goal.
