Thank you everyone for the responses. The applicant was recommended by a friend so I was trying to show some patience but I've seen the error in my thinking now and have moved on. Thank you Jim for the helpful information it will be put to good use.

I have a prospective tenant who applied for my rental property. They met the qualifications and I moved on to the background and credit check. I used mysmartmove.com and sent them the invitation via email to do the background check at their leisure. The invitation was sent 19 days ago and I have reminded them multiple times via text and through mysmartmove.com emails. They have said they will do it each time I’ve reminded them but nothing has come of it. Is it time to withdraw the background check and deny them and am I legally allowed to do so?

I recently purchased a duplex in a partnership with a friend. The duplex has one tenant in place on one side and the other side needs some renovating before renting out. My question/problem is this; he and I are the only names listed on the lease and deed as landlords/owners yet whenever we are there working on the vacant unit his wife makes friendly with the tenants, which is fine, but she starts agreeing to things that are either not in the lease (us cutting the grass instead of the tenants) or agreeing to upgrade things in the tenants unit that are still in good working order. Now, I'm not against extra help but is she legally allowed to do these things if her name is not on any of the documentation?
