Coachella isn't moving anywhere. They own their venue for the past couple years http://www.pollstar.com/news_article.aspx?ID=800492

Golden Voice owns http://www.stagecoachfestival.com/ , http://splash.coachella.com/ & http://deserttrip.com/

As a long time local (25+ yrs) I would offer the following:

1) CC, as most towns, have good & bad areas. Typically North Cat City, near parks & schools, are good areas. Also upper cove (except you have to drive thru lower cove, not good). Cat City is not bad for long term rentals. Same for Palm Desert, La Quinta etc

2) For vacation rentals look to were the hotels & resorts are located, as these are your prospective tenants. Palm Springs, Palm Desert & LaQuinta. Indio is only good if you have a property located near the Golden Voice venue (CoachellaFest, StageCoach etc)
