Thanks for your insights, I appreciate it. I have looked that financing and know that I can also put less down on a non commercial unit. I also see a number of investors say that if they knew then what they know now they would have started with a bigger property. 

I will hire a PM either case since I have another company and dont want to deal with the operation since my goal is to scale my portfolio quickly to offset some of my taxes and diversify my income. 

So I am new to the game. I am entrepreneur looking for ways to diversify and have been looking at properties for a while. Of course there are also a lot of tax benefits that I am looking at as well. 

My question is if I wanted to invest a million dollars in 2021 on properties which would be a better way to go about it. 

Single families vs small multifamily vs mid-sized commercial

Of course I will be leveraging loans so that the million goes further and I can get more properties instead of paying off the properties cash. 

I see the benefits of diversifying my portfolio by getting a number of properties such as a few duplexes or single family homes instead of a mid size commercial 5+ property. At the same time it looks like I can get a better return by buying a larger property. 

If you were making that choice what would you choose and why.
