Bradley De comarmond That's good to hear. So I imagine you're investing in turn key rentals considering you're having tenants take pics? I would think it would be tough to manage a fixer upper from CA. How many SFH are you managing in FL? How's that been working and how much time weekly does managing them take? Good info guys. @Ryan Fitzhugh, I'm looking for single family homes. Since this will be my first deal, would you guys recommend buying a rental ready property and staying away from a rehab? Consider that I'll be in SF and won't physically be able to check in on the property (maybe once every 3-4 months). @Shaun Patterson, I guess I would be open to retail and/or wholesale pricing. Where can I get these lists? @Bradley De comarmond, good to hear you're making it work from CA also. Do you go out to check on your properties or do you just have a property manager? How do you stay aware of trends in the Tampa market from LA; is there any news feed or anything you're subscribed to so you know whats happening in different neighborhoods?

Hey everyone,

I have a demanding schedule/lifestyle living in SF and am looking to buy my 1st buy and hold investment property in the next 90days. I have read quite a bit about REI and now its time to make a move. My buying criteria is: 15%+ CoC return while using a property manager to manage my properties so I can focus on my business while my RE portfolio grows with little time investment on my part after the purchase. Looking for a purchase price around $400k with 20% down.

That said, I'm looking to find an area with high enough CoC returns that I could fit a property manager into the equation while still profiting from my investment. I'm currently talking a RE agent in Tampa, FL and am researching Orlando, and Atlanta. For those living in expensive areas, how and where have you found success investing in buy and hold away from home? Are there areas in CA that could yield these returns? Would love to share ideas and connect if you have experience in this arena.

Great info guys. Thanks for your insight. It looks like investing either just outside of the SF Bay or out of CA will be where I begin looking. How would you suggest find a good agent in an unknown territory?

Hey everyone, 

I live in SF and want to start building a rental property portfolio and am looking for guidance regarding cities that cash flow well in Northern California. Any suggestions on cities in the greater bay area for residential rental properties? Keep in mind this will be my first investment property and can put down $200k and am pre-approved for $800k (looking for a purchase price of about $750k-1M).
