Investment Info:
Large multi-family (5+ units) buy & hold investment.
Currently working on 5 deals, it all started with mailers.
What made you interested in investing in this type of deal?
I love targeting off market deals because I'm only competing against myself.
How did you find this deal and how did you negotiate it?
I find off market deals by sending mailers to addresses I get from the county website. I negotiate all the deals and because it's only me competing against myself I can spend a lot of time with the seller, and come to terms on a win-win deal.
How did you finance this deal?
I specialize in land contracts. I would rather pay a person interest rather than a bank, I will typically find investors for the down payment.
How did you add value to the deal?
I have a solid team in place and structure deals to ensure the investor starts with double digit returns that grow annually.
What was the outcome?
Working on multiple buy and hold deals right now.
Lessons learned? Challenges?
I am looking to partner with people who share a wealth mindset not a get rich quick attitude.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
I hired a coach Daniel Kwak. I work deals in his coaching sessions and get a lot of feedback from many individuals.
Super new to BP but have been prospecting in select markets for property off market. I'm gaining traction with simple mailers in certain counties in the Midwest that are not way over priced and provide double digit returns. Best advice I could give is get very familiar with navigating county web sites. When you find people off market and willing to sell you're only competing with yourself.
