Thanks for the suggestions.  The problem I have is that no one seems to answer the door when anyone knocks.  I will continue to try this "cash for keys" option until I close on the property in a few weeks.  If nothing happens before then, I will hire a lawyer and proceed with Unlawful Detainer Action.  I will update this post as I progress.

I did read the infamous Will Bernard thread and hope that Florida has better laws than CA in regards to trespassers.

I recently purchased a foreclosed home in an auction in Land O Lakes,  Florida (Pasco County).  It was occupied when I won auction and due to the fact that the occupants did not reply to previous postings left by the Realtor and the fact that they never answer door or talk to neighbors, I suspect they are professional squatters.  I have not closed on the property yet so I cannot approach the occupants until later in the month when I own it.   In my mind I have 3 options and looking for advice.

1. Pay a lawyer a $1,500 retainer to handle the Unlawful Detainer Action.

2. Wait until I close and offer the occupants a cash for keys deal if they leave the property clean and intact.

3.  Handle the Unlawful Detainer Action myself through the Pasco County Clerk of Court.

Any insight or suggestions are greatly appreciated.  I close on 6/17/16 so I have a little time.

I am rather new to Real Estate investing and only have 2 properties today that are 100% paid for. I will be expanding this to over 5 in the next year with IRA $$. While I am small, I want to build my business on a solid foundation and manage my properties myself for at least 5 years.

I am trying to figure out what software systems to use.  I just previewed Mike Butler's Investor Books Pro that uses QuickBooks and it looks pretty efficient and complete but wanted to see what some of you savvy investors may recommend for bookkeeping and tracking my business as well as analyzing potential investments.
