Im not entirely sure, but I would assume you compare MFU to MFU. If it were 5+ units then you compare based on NOI. Please feel free to correct me if im wrong. I'm following this post so i can grab the answer to your question for myself.

I use this calculator all the time, from the link you posted your monthly cash flow says $146.52. Im not entirely sure where you see $500 if you could can you explain how or where you got $500 ?

You should probably check on the declination of population rate. A declining area means it would be hard to eventually get renters; but you say there are tons of renters so there is that.

Hello BP family,

I have a quick question i would like to throw towards you all that i know is very moronic =, but for some reason i do not know where to go from here.

I recently convinced a family member to partner with me in real estate and he says that whatever deal that i find he is willing to be the cash partner for the property. 

My question is, where do i start; do i get a lender that will provide us with a pre-approval letter? 

Do i start making offers on properties?

I've read alot about analysis and finding the right deals but for some reason this starting point is going over my head.
