Hello BP Michigan,

I recently passed the Michigan real estate license exam and I am seeking an investor friendly broker. Does anyone have any suggestions? I am from Brighton, and will likely focus around Livingston/Washtenaw/Oakland counties.

I bought a duplex, once I move out of the one side and have both rented out, it will cashflow almost 1k per month.. I think there is a lot more money in multifamily properties than in SFH.

In Michigan, you can insert this clause in your Lease:

ILLEGAL DRUG USE: Tenant must not violate, or knowingly allow another to violate, federal, state, or local laws regarding the use of controlled substances or the use of alcohol by minors in or around the premises. When aware of a violation of this provision, Landlord will file a formal police report. Landlord may recover possession of the premises by summary proceedings when Tenant holds over the premises for 24 hours after service of a written demand for possession for termination of this Lease under this provision.

@Ron S. thanks for the input, however wallside came in at 500 per window and over 2000 for each doorwall. They are all standard 3x5 windows.

I'm out in Hamburg. Home depot and lowes certain have better per window prices, its the installers I'm hesitant about

Hey BP,

Just closed on my new duplex (live in one side, rent the other).

I'm in need of window replacements. I'm located in Southeastern Michigan. I've called and gotten a quote from Wallside and they came in at 12,000 for 16 windows and 2 doorwalls. 

This is a bit pricey for my tastes, so I'm wondering where you go to buy your windows? Home Depot and Lowes SEEM like they'd be better options, but I've heard (read) horror stories about their contracted installers, so I'm hesitant.

Where do you get your windows?

Mark me down as attending. I dont use facebook, so I cant RSVP there.
