Hello fellow investors

Talk about getting out of your comfort zone!! Offer to purchase a commercial property zoned for multi use just got accepted. The building used to be a dental lab and the idea is to turn it into a halfway house for ex-convicts or day care. Has anyone ever ventured into any of these two niches or know someone that has? Any advice or information on this is also welcomed!!

Hello everyone, First and foremost thank you for reading my post and your advice. I am looking to start my real estate journey by house hacking and I have found a duplex that may need approximately $70-$80K in rehab. I am trying to figure out the ARV but there are no comparable properties in the immediate area to do a CMA. Any ideas of how I can get an ARV?

Renting rooms is not the norm because it's a new community. Would like to do a little bit more research to see what's the best route to take.

Hello Bigger Pockets Community,

I am now on my third week of listening to Brandon in his webinars and reading about house hacking and real estate investing. I am super pumped and excited to start this new journey. I was looking at all my options of the best way to start and I wanted to see what you think. I purchased my home 2 years ago (4 bedroom, 2 baths, with garage) and looking to move out to rent it out and buy a second property, which will be a duplex or triplex (not sure if I should also consider another single family?). When considering my options to rent my home, I was considering renting it either to a family or by room. In addition, I would only rent 3 out of the 4 rooms so that I can keep one (smallest room) for myself as a "tenant" and be able to monitor/supervise the tenants. Any thoughts?
