Yea, Im skeptical to dish out $100,000 for a park like this, but it seems anything else is over $200,000 and still only has 10 or so lot rents...Are there any other websites and ways to locate mhp's other than loopnet and mhpstore.com? Thanks for any tips...i may put in a really cheap offer but the realtor said he already has turned down some descent offers.

Im looking at buying my first mhp. Its small with just 8 units total. There are 2 being homes being rented right now with 3 other trailers that are TRASH and the other 3 lots being vacant. So its going to take some new homes and not sure what the best way would be to fill the park up. Id rather just rent out the land, but was wondering if that is hard to do with trying to fill the park up? They also are wanting $100,000 for it with really only 2 rents coming in. I searched high and low to find a propety with positive cashow flow after all expenses. I will be the one managing the property. I was wondering what rights I have if I am buying the property with previous rental agreements in place. Do I have the right to make them agree to my rental agreement or do I have to use the previous owners agreement and trust he screened well. What questions are good to ask to see if the current tennents will be credible. How do you do background checks?

Hi. First off my name is Joel and love this site. I'm only 20 so I am very new to this investing thing. Anyways, I found a 4-unit, for $110,000. The rents bring in 2000/month. It has positive cash flow of 4-500/month so I am very interested. My question is it is fully rented but the one renter is new and all of the rest were there less than a full year. Should I be scared. What kinds of questions can I ask the renters to be sure they won't rip me off without coming across too judgemental. Thanks. Any other tips would be appreciated. Going to go through it today with the realtor.

Just wanted to say hi. I was reading a bunch of your posts here on this site and already have learned so much. I just finished a 3 day seminar with russ whitney and am basically pumped up to find investments. I'm only 19 but really feel it's possible to get started with the help of all you guys.
