Hi Everyone-

Hoping to be pointed in the right direction. I'm about to finish renovations on my second house-hack of a single family home here (roommates are a great thing!), and I'll be moving to Chattanooga from Philadelphia this fall to look for a triplex or quadplex to take my first step into multi-family investing. I'm planning on visiting in August to drive some zip codes and get a feel for where I would like to buy. 

While I'm in town, I'd like to meet with some wholesalers and property managers so that I can hit the ground running when I move this fall. I found some property manger references in another thread on BP, and I'm hoping someone on here would be able to share the names of some wholesalers that I could introduce myself to as well.

I'm a small investor in Philadelphia who has house hacked two single family homes that I've turned into rental properties after living in them for a couple years each with roommates & renovating. My biggest asset is my mobility, since I'm single and travel 80% of the time for work on a regular basis. I can live and work anywhere.

For my next property, I'm going to use an FHA loan or OPM on a fourplex that I will live in and renovate while renting out the three other units. I'm searching for cities where fourplexes are available. Some states I've been interested in living in are NC, SC, UT, NV, WA, TN

Does anyone have information on cities in these states where fourplex properties are available and rentable? Major bonus if the city has an active social scene for a someone in their late 20s.
