Thanks @Irfan Raza but the question really was to obtain some thoughts on if Point Breeze's bubble has burst.  Not only for our current flip but in consideration of future ones in the neighborhood.

Thanks Michael. We've lowered the price 3x now and still nothing.  Based on the comps we've been given, we're even on the low side which is sparking my anxiousness.  We've been told that our finishes are some of the best they've seen so I'm confident it's not that.

Hi everyone, we finally got out 1st flip on the market back in June and traffic has been super slow. We've been keeping our eye on sales and it looks like a lot of things are sitting for quite some time now and am wondering if it's an indication that the bubble has burst for the point breeze neighborhood. Additionally, we're not seeing the ARV's on the ones that have sold to be what they were 6 months ago. Anyone have any thoughts or insight on that?

Trying not to be too nervous but am just wondering what everyone else might be seeing.  Mortgage rates are down so what are other factors to be aware of in this market?

Michael, it sounds like the courts gave them 30 days from the way you say tenants want to take "all 30 days".  If that's what the court said, you don't have an option to give them less.  However, at 12:01, the stuff is yours. You can put it on the street but L&I will fine you for putting it out there.  After that date, you can give them a date to come get it if you're still willing.

Having said that, you are not at their mercy otherwise.  You were given the judgement against them to evict so you hold the power.  Just follow the courts rules and you'll be fine.

Also note, different states have different regulations on what you can and can't do (wage garnishment etc) so be careful to always follow the fair debt collection act.

Hey everyone!  New to the BP forum and also the flipping game here in Philly.  My wife and I just bought our first house to flip and our GC went totally batty so we're scrambling now to find another GC who can start soon.  I know this request has been made several times already and I've requested lists from those who have responded to the other posts too.  So just trying to reach out to all on the forum for some names of trustworthy GC's.

If you're willing to expend the extra cash, sue them in small claims court as Thomas suggested.  You will at least have a judgement against them and while you may never see the $5k again, at least it will go on their credit and possibly prevent them from doing it to the next person.  

If they offer to settle... take it!
