Hi everyone, I'm super new to all of this and to BiggerPockets. My partner and I are very interested in purchasing a property to be a short-term, vacation rental. Question is, do you still look for the most amazing deal on a fixer-upper, or is it better to look for something that doesn't require a lot of rehab and pay closer to market value for it (since, you're assuming much higher cashflow from it)?

So, my good friend, Tracy, and I decided to sit down on Saturday and "get started." We signed up for BiggerPockets Pro and for a 7 day trial on PropStream and were planning to start building a website on Carrot.com... 5 hours went by, trying to find and analyze deals on PropStream. Collectively, we have about $25,000 to start investing; but by the end of the day on Saturday, I think we came to the LOUD CONCLUSION, that we really don't have a clue where to start. We've both read "How To Get Started Investing In Real Estate," but what's the first "ACTION STEP" to take? We're in Central Florida if that helps.
