I have it at 51k covers assignment fee in that price!

I would actually charge a premium on the short term lease (6) month lease that will help cover your turnover expense! However I would do a minor increase on her yr lease! The fact that she is a reliable tenant in regards to her payments on time is a plus. I am in multifamily and I just would rather deal with good positive cash flow with a bit of attitude rather than a someone who is not reliable on payments! However a short term premium might be the way to go if you want her gone! Hope this helps

I think that if this happens as investors this will be the time to capitalize on opportunities! Remember when a recession happens most will hoard and keep their money while opportunities arise. What would of cost high dollar at the peak of the economy will lower during the down turn! Hence allowing for opportunities! Take bitcoin for example everyone is jumping in at the peak now that it down turned and it’s at low not many are jumping in on the low price. This is just a personal opinion that I have grasped on after research during the downturn!
I just add my facebook post as well looking forward to seeing what the out come will be in lead capture/generation. Does anyone have any current statistics to their lead capturing using this method?
