I believe your best bet is with a small realtor. I have worked for both, large and small. The larger realtors tend to have MANY more rules. Plus they have office meetings and more meetings - like a large corporation almost. I would look for a small realtor who needs a little extra help. I assume you are available weekends (the busy days for realtors). If you available part time hours do not comprise weekends - you may be out of luck.

The following article was posted in CNN Fri Dec 2, 2010. I have to say as a casual observation, that in Warwick NY we are seeing an uptick and buyers walking into the office. Many are still sitting on the fence, but the activity is encouraging. I believe the report below to be dead on. But I also believe we are near the bottom - buy now.

CNN Reports:
House hunters are too scared to buy despite low prices
Despite some of the best home-buying conditions in years -- affordable prices, low interest rates and lots of choices -- fear of buying has infected the market.

It has paralyzed house hunters, making them unable to pull the trigger even on attractive deals. Some are worried about making the payments, while others are convinced they'll save even more if they wait.

It's perfectly natural that they should feel that way in the wake of the housing bust, said Lawrence Yun, the chief economist for the National Association of Realtors. "It's like when the stock market is crashing," he said. "People are waiting to see if deals will get better."

I believe you have it right; dedication, local knowledge, commitment and willingness to LISTEN are all critical traits of a successful real estate sales person when working with clients. My agency is part of a larger corporation (Better Homes and Gardens). They provide excellent training, but it all comes down to the last point, listening to your clients wants and needs may be the most critical and is often the most neglected.

In our area, NY Metro, most banks (but certainly not all) will have a standard appraisal done by an outside firm and base the foreclosure value on that appraisal. But the banks have been asking higher values than typical as they have so much inventory on their hand that it does not make god business sense to give it away at below market value.

Looks like this appears to be true, but it also looks pretty mundane. Apparently this site was associated with an "illegal file-sharing links forum..... linking sites and several others which appear to be connected to physical counterfeit goods." Remember tat in the USA all criminal prosecution is done by government, else it is a civil suit. That is, if you steal from a private store, you are still only prosecuted by the government, who will call the store owner as a witness. Sounds like this site was corrupt and got caught.
