Thanks everyone, this is very helpful. I sent the tenant a bill for extra-cleaning and utilities she "forgot" to pay before leaving, and I'll see how this goes.

Hi everyone,

One of my tenants who moved out a few months ago is threatening to sue in small claims court. I really don't think he has a case, but I'd rather avoid the headaches and legal fees. Is it legal to simply transfer the property into a new LLC and close the old one?

The property is owned free and clear.
