Thx Mathew!  Yes, the site helps with the current assessment and the current tax.  Basically, I am looking for the property tax post-purchase.    Since the assessment for tax differs across states, am wondering if th Alachua county uses the last recorded sale value of a property as  the new assessment for tax calculations, which is most likely the case and if so, what portion of the sale value would be translated for assessment?  For example, certain counties in AR only use 20% of market/list price for the tax assessment basis and will use x% of the 20% to arrive at the property tax...

Hello All,

Am an out of state investor interested in a 8 units MFR apartment for purchase. The property is located in SW, around 5 miles from university.

50% sec 8 tenants , 25% other gov assisted programs and the 25% is non-assisted.  

Seller claims 10% cap rate on a mid-6 figure listing price due to the rental income.

What does BP feel about this investment?  What is property tax % in this area?
