Hello All

My name is Johnathan and I am from Ottawa, ON Canada. My initial idea was to buy investment property(s) in states but since the loonie is so low, I am very hesitant to invest in states at the moment. 

So than came the idea why don't I start where I live. Long story short, there are few multi homes and some semi detach for decent price. My main question is how does everybody get mortgage loans. I don't have initial down payment well I have some but not 20% and I don't know how would I get approved for 500k property. I am pretty sure I can get approve for 300k property but even for this amount 300k need 60k down payment which I don't have. How does people start with down payment. I have seen so many post here with most members didn't start with down payment but they already have so many doors under there belt. 

My financial record is very clean. 

I need direction to where do I start from. Where to go and how to make this work. I have read and watched almost all of the videos here in BP.

My name is Johnathan and I am from Ottawa. I am really interested in learning investing in US especially Houston and Orlando area.  My plan is to build up a portfolio of 8-10 rental income properties.
