You do not have form an LLC to wholesale, that being said I would recommend you speak with your CPA to talk over any tax implications.

I would also recommend seeking out a closing attorney, that does owner finance deals.

Honesty is the best policy. Let the seller know what your intentions are.

You could also Google "Title Companies Near Me" or in the general that you need a company and call to see if they are able to do what you need.

I am an LLC here in Texas and have to file a franchise tax accountability questionnaire, does anyone know the NAICS code for real estate investing?
