Thanks Rick. Appreciate the feedback. I definitely plan on going the syndication route. I have some capital but not a lot when it comes to Commercial. I will add those books you mention to my collection 😉. Atlanta is a great market and Nashville and Charlotte are close by as well. Plenty of opportunities here.

@James York. Thanks for the response. My attempt would be to make the best offer I could up front. I am not in a position where I can freely go see properties any time. So my thoughts were to make an offer based off of what I see and read about the property online. If it seems like the numbers work, then I would make the offer. In reality that is still a blind offer and once seeing the property, it may show very differently than what you find by viewing on MLS. I am a new investor so I am trying to learn the best approach. Thanks.

Randall, your second point is exactly what I was trying to say.  Is it best to get an offer in so that the property is pending and then negotiate with the seller if the numbers don't work on original offer price.

What is the best way to make offers on properties found on MLS? I know this is where most of the competition is so my question is, is it best to make blind offers and than adjusting the offer if needed during due diligence, or risk taking longer to make offer by seeing property first and coming up with offer after seeing property?

Considering the uncertainty of the market and economy, is this a good time for a newbie to take action or should we sit on our hands and wait for certainty again, whether the market goes up or down?
