I joined here to meet like minded investors. I am new to this and chomping at the bit to get that first deal. I am working with a couple off market brokers who have some owner finance deals. The problem is they are inflating the values and want big down payments, which are really not that bad when the property is kicking out cash. The problem is coming up with (5 million) on a 15 million deal.

This is the area I need help, finding ways to bring them from a 5 cap to a 7 cap is easy, its that initial funding I need help with
