Found a house that looks vacant in Galveston County. The grass is overgrown, weeds, and garbage in the yard. I assume the house is vacant because the mailbox is even missing. Looking for advice on what to do next.

Just read the section on Duplex/Triplex/Quads. As usual my mind wanders off. So I looked up a duplex selling for $214K. My question is; where can I find rental rates for the area? The closest thing I could find is a townhouse similar in size but newer and it rents for $1300/month.

I'm trying to plan out my goals for 2015. I'm thinking about getting into wholesaling first. I know I've listening to several podcast lately and everyone is doing it. I'm just starting out and it seems like the simplest way to start. I don't have alot of money to invest in a flip or even a rental so it seems like the way to go. My question is, what is my first step? I've heard marketing first from some of the older podcast.  I haven't heard anything about setting up a company name first. Do I need to create a company first? Do I need a website first? I've even heard to line up a buyers list first.

Thank you. I started listening to the podcast a few months ago and it's very helpful. I listened to episode 21 today and all he could talk about is how useful the website is, I need to spend some time on it.

Hello, my name is John Chapman. I'm from Houston, TX. but now live in a small town south of Houston called League City. It's the halfway point between Houston and Galveston very close to the water. I've been in the scaffold business for over 20 years and the only experience I have in real estate is buying my house. I've been interested in real estate for several years but watching my dad and brother struggle at times has always made me fear it. They have been in commercial real estate for many years. Wholesaling has caught my attention lately but also owning rental property in the future interest me. I just finished reading a book on Wholesaling and sounds simple enough, I just need to start.
