We originally struggled with that very same question! To self-manage or hire it out... We chose to self-manage and have been doing it for the past 3 years and IT IS NOT THAT DIFFICULT! My wife and I are able to handle full time jobs and manage our 7 properties on the side. Its all about solid systems and processes. Things we have utilized.... 

1. Land lord forms provided on the BP site for our state. 

2. We market the rental on Zillow only and usually have the property occupied within days of listing. 

3. We use RentRedi to manage all docs and tenant interaction. Its a great tool we have moved to that helps a ton with maintenance organization. 

4. ** Look in to "Latchel" to assist with actual maintenance repairs. Last time I looked they were reasonably priced and can be the first line of defence since you are not local. (*never used)

5. I don't believe it to be as complicated as people make it out to be. Team work is everything, I suggest making some calls to some local service providers (plumbers, electricians.....) in the area and explain to them what you are looking for. After that... Its as easy as just calling them when something comes up. YOU GOT THIS!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $64,500
Cash invested: $40,000

SFR 3/2 converted into a 4/3... Definitely didn't need the full bed and bath addition but seemed to make sense at the time. Multiple refi's later = no factor. Complete HVAC replacement one month after the first tenant moved in!!! Didn't see that coming!
