Hey!

My 1st BRRRR (single family home) and I was wondering how much of an impact my rent amount on my lease will have on my appraisal? I have seen mixed responses in the past so I just wanted more clarification. After meeting with my lender I plan on having the home rented for 2 months before doing a cash out refinance. I obviously do not want to push rents too high but if it helps the ARV significantly I would definitely consider it.

Hey Tyler thanks for the response. Other than what you have said is there any reason why I wouldn’t be able to refinance after six months?  I feel like everything I research says all brrrrs have to be cash deals to be a great deal. Thanks.

Hi. What are the downsides to using a conventional loan to purchase a property I want to brrrr? I know the refinance has its costs but if it is a great deal should I still go for it? It is my first investment property and I want to stay away from HML right now. I also will not be house hacking.
