The bigger question is how much do you want to spend on this? Do you want to put in an electric gate system (this can be expensive)

You could put in cameras, but they really don't necessarily deter crime, they only provide evidence to help catch the criminal. Cameras are not overly expensive. 

Definitely fix the lighting, that seems easiest and path of least resistance.

I would definitely make sure your tenants are locking the units and keeping the vacant units secure (since the lot is not secure)

We have done a couple of these. The IRS actually says that this is the preferred method because it is the cleanest and best way to depreciate a property and it’s contents

I would try Tom Tepe at USBank 

Given that you were in California, and a lot of the more regional lenders are going to have difficulty lending to you. U.S. Bank is a Large player in the local market as well as California. They can take care of you

Brett Hatcher with Marcus and Millichap is one of the leading brokers in the country. He has been doing a lot of deals in that part of the country lately. I would recommend checking out his group.

No you are not dreaming. I would start with your comfort zone, get a four family or two. They work similar to single family only with a few people under one roof so you get economies of scale. Then if you are comfortable it can get real fun. Start trading In single families for larger commercial properties. Get great economies of scale and tax benefits too. Of course you don’t have to turn in any single families, you can keep them if you want. 

There is no rule that you have to sell your apartments in 3 or 5 years. I know many people who have held them for 30 years or more and enjoyed the cash flow from it

Depends how much you are putting in the deal. If you are using the 2nd as the 20% of an 80/20 loan, I cant think of any. If you are using the 2nd for 10% of an 80/20 or 75/25 structure you may be able to find a community bank who can work with you on this.

How big is the property? I always recommend Balanced or Sundance but if it is a smaller property then i May recommend someone else
